Uneven floors are a symptom, not a diagnosis. What “uneven floors” usually means

Homeowners often use one phrase for several conditions:

  • Localized soft spot or bounce — a patch that flexes when you walk; often maps to joists, girders, posts/piers, or subfloor in raised/crawl-space homes, especially where moisture is present
  • Mid-span dip or discrete high/low spot — a bowl or hump within a room without a clear whole-house lean
  • Finish-floor irregularities — tile lippage, cupped hardwood, failed underlayment, or self-leveler over an old dip
  • Seasonal high/low changes — spots that feel different after wet or dry periods; where expansive soils are present, moisture cycling can contribute to heave or settlement (investigate; do not assume every La Jolla lot has expansive clay)
  • Co-occurring causes — for example, a settled interior pier and a rotted joist; only investigation sorts the stack

A consistent directional tilt across rooms toward one corner or wall is a different pattern. That story belongs on sloping floors and often pairs with foundation settlement evaluation.

Benign vs. concerning patterns

Often less alarming alone (still document): long-stable finish defects; a single soft board that has not spread; as-built unevenness unchanged for years.

Possible causes—foundation and otherwise

  • Differential settlement — uneven downward movement of supports; can create localized low areas as well as broader tilt
  • Heave / uplift — upward movement associated with expansive-soil wetting; can create high spots
  • Uniform settlement — support drops more evenly and may not produce noticeable relative unevenness
  • Slope creep or landslide processes on hillside lots — lateral mechanisms distinct from simple vertical compression; evaluate separately when progressive tilt or exterior distress appears (see sloping floors)

Raised-floor / crawl-space causes

Many older Southern California wood-frame homes use a perimeter footing and stem wall with interior pier-and-post supports carrying girders and joists. Soft spots frequently map to damaged joists, undersized members, failed posts or piers, or deteriorated subfloor—not automatically to the perimeter footing. See raised foundation repair.

CRC context includes under-floor access/ventilation (R408) and wood-clearance rules (R317.1): joists closer than 18 inches to exposed earth, or girders closer than 12 inches, typically need durable or preservative-treated wood (or accepted alternatives). Insufficient clearance plus moisture are common soft-spot contributors—evaluation cues, not website diagnoses.

Slab and finish contrasts

On a slab, unevenness may relate to curling, cracking, subgrade support loss, or edge heave/settlement. Isolated tile, hardwood, or underlayment problems can feel “structural” without involving the foundation.

Measurement literacy—without fake city rules

A 2–4 ft spirit level or laser level helps document pattern: localized dip versus directional run; relative highs/lows; change over time from the same reference points. Several plotted points beat one dramatic reading.

  • Housing age: ACS 2024 5-year estimates for ZCTA 92037 show roughly 19,700 housing units, with a large 1970–1979 bin and substantial pre-1970 inventory. Seek a qualified look when unevenness is new, spreading, paired with cracks or sticking openings, linked to under-floor moisture, or unclear enough that competing bids assume different causes. What evaluation may examine

  1. Symptom documentation — rooms, soft versus hard spots, moisture clues, timing
  2. System identification — raised/crawl space versus slab; visible posts, girders, joists, or slab edges
  3. Pattern survey — relative elevations that distinguish a localized dip from directional tilt
  4. Moisture and decay cues — standing water, blocked vents, soft wood, plumbing leaks
  5. Related distress — cracks, racked openings, exterior grade or retaining-wall clues
  6. Mapped-hazard screen — whether fill, expansive soil, or hillside/bluff categories point toward geotech

Potential repair paths (descriptive, not prescriptions)

After diagnosis—not before—specialists may discuss framing repairs (sistering joists, replacing deteriorated members, correcting posts/piers); finish-floor correction when the structure is sound; support improvements tied to foundation settlement repair when differential movement is confirmed; drainage and irrigation corrections; or crack treatments that address finishes or water without pretending to stop active movement.

Method selection is condition-driven. Cosmetic flooring over an active soft spot can decorate the problem. Structural foundation or load-bearing framing repair generally needs City permitting and, when triggered, geotech and stamped plans. La Jolla Structural does not design or perform that work.

Do uneven floors always mean foundation failure?

No. Localized bounce and dips often point to framing, subfloor, moisture, or finish issues—especially in crawl-space homes. Foundation movement is one possible cause among several.

How is this different from sloping floors?

This page emphasizes localized irregularities—soft spots, dips, and humps. Sloping floors emphasize a directional gradient across a floor plane. Some homes show both; evaluation sorts which story dominates.

Can I use a level to decide if I need repair?

A spirit or laser level is useful for documentation, not remote diagnosis. Multiple points over time beat one reading. Acceptance criteria belong to the professionals evaluating your project—not folklore about “one inch in twenty feet.”

Flooring contractor or engineer first?

If the issue looks like finish failure alone, flooring expertise may be enough. If soft spots, crawl-space moisture, cracks, or progressive change are present, a foundation inspection path—and possibly structural or geotechnical review—usually comes before decorative re-flooring.

Will structural floor or foundation repair need a permit?

Structural repair of foundations or load-bearing framing generally requires a City of San Diego Building Permit except narrow exemptions. Geotech may be required for fill, expansive soil, or mapped hazard categories. Historic review often applies to structures 45 years or older.

Can drainage “fix” uneven floors?
